Architectural Guidelines

The Topaz Board and Architectural committee are trying to maintain consistency across the homes in the complex as a way to maintain, and improve, the value of both your property and the properties of the rest of the homeowners in the complex.

All proposed construction, changes, additions, front yard landscaping and any structures that are visible from another homeowner must be submitted to and approved by the Topaz Architectural Committee before you are allowed to proceed with construction.

Below are the requirements for new construction in the complex:

  • Construction of a residential unit on a lot must be commenced within 60 months of lot ownership and shall be completed within 12 months thereof. Failure to being construction within 60 months will result in fines.
  • Only single family homes are allowed with a minimum of 2,850 livable square feet if a single story home; and 3,400 livable square feet if a two story home (with a minimum of 2,400 on the first floor if a two story home.)  Garage, front porch/entry way and exterior patios are not included in this minimum livable square foot figure.
The style of house should be similar to the majority of the ones in the complex, including the following requirements which the majority of houses in the complex currently have:
  • Tile roof – no asphalt shingles allowed
  • Front side of house should have some type of grand entrance way, with the majority of the houses in the complex currently having a 14 to 16 foot high entry.
  • Some stone is required on the front of the house. Columns are an option in addition to the stone.
  • Roof line should be comparable to adjoining houses, with a portion of your interior living space ceiling height to be 12 feet in order to maintain a similar roof height to houses on adjoining lots
  • Exterior windows on the front side of the house should include pop-outs or some form of detailed molding –similar to the majority of the houses in the complex
  • Exterior fascia board should run from roof edge back to house, resembling crown molding - no overhanging roof edges /eaves are allowed.
  • There should be at least one double RV gate as well as one additional single entry gate.
  • Side entry garages

  • Landscaping on the front side of the home must be completed within 120 days of house completion and type of bushes and trees should resemble ones on other properties within the complex.
